The New Publix at Daniels and 82 Is Catching Up to Timber Creek, Not Leading It

Drive past the southwest corner of Daniels Parkway and State Road 82 right now and you will see chain link, a construction entrance, and a sign announcing a shopping center that does not exist yet. If you live in Timber Creek, you have probably driven past that corner a hundred times without giving it much thought beyond wishing the light would change faster.

Here is what that fenced-off dirt actually tells you: the retail did not get here first. You did.

The Order of Operations Nobody Talks About

The common assumption about a new Publix or Home Depot going up near a neighborhood is that it signals future growth, that rooftops will follow the retail the way they used to in the 1990s suburban playbook. That is not what happened here.

Timber Creek is already a fully built out community of 1,310 homes on 655 acres, developed by Lennar with lake and preserve views, a resort-style pool, clubhouse, fitness center, and courts for tennis and pickleball. Those homes sold. People moved in. They started driving toward the airport for the nearest Publix and further still for a Home Depot run.

Meanwhile, just across the intersection, Lennar broke ground on Daniels Creek in the summer of 2025, a 1,600 lot community that shares access with the same corner where the new shopping center is rising. Between Timber Creek's built out lots and Daniels Creek's 1,600 more, you are looking at nearly 3,000 rooftops anchoring one intersection, and that is before you count the rest of the Gateway and Lehigh Acres corridor, which pulled almost 5,000 residential building permits in a single recent year.

The retail center now under construction, called Gateway Marketplace, is not betting on future demand. It is responding to demand that already moved in, unpacked, and started asking where the closest grocery store is.

What's Actually Being Built at That Corner

The developer is The Sembler Company, a Florida retail development firm with more than 60 years in the business, and they broke ground on the project in early February 2026. Here is the shape of what is coming:

The outparcels are worth watching if you want to know what else lands here. Those ground lease sites are typically where the restaurants, coffee shops, and quick service spots show up once the anchors are further along, so do not expect a fully finished retail row on opening day. A grocery store and a home improvement store can open with the rest of the pad sites still under construction around them.

This Corner Is Not an Isolated Bet

If Gateway Marketplace were Sembler's only project on this stretch of road, you could chalk it up to one company betting on one intersection. It is not. A company release from late July 2026 confirmed that Sembler's active Florida pipeline includes both Gateway Marketplace and a second project called Creekside Marketplace, also in Fort Myers, and the two together represent nearly 500,000 square feet of planned retail, grocery, home improvement, medical office, restaurants, and everyday services along what the company itself describes as the growing Daniels Parkway corridor.

Josh Beyer, the company's Senior Vice President of Development, framed the broader strategy this way: Sembler's work is about "identifying where growth is happening and delivering the retail, services and everyday conveniences residents need." Read that next to the permit numbers and the picture gets clearer. This is not speculative retail hoping rooftops show up eventually. It is retail development chasing rooftops that already exist, on a corridor Sembler has now bet on twice.

What This Means for Your Drive Through 2027

The practical part of this story is less exciting and more useful: this corner is going to be a construction zone for a while longer.

Daniels Parkway already carries roughly 35,000 vehicles a day past this intersection, and SR 82 carries somewhere between 33,500 and 47,500 depending on the segment. That is a genuinely busy crossing even without a construction entrance cutting into the flow. With a mid-2027 delivery target, Timber Creek and Daniels Creek residents should plan on construction traffic, temporary lane shifts, and slower turns at that corner for roughly the next year and a half.

A few things worth knowing as this progresses:

  • The Publix and Home Depot are the anchor tenants, but they may not open on the same day. Anchors in centers like this often stagger their openings by months.
  • Outparcel restaurants and shops typically lease and build out after the anchors, so the corner will likely look half finished for a stretch even after the grocery store opens.
  • Shared access roads between Daniels Creek and the new retail center mean construction traffic for the homes and the shopping center may overlap during the same window.

None of this is a reason to avoid the corner. It is a reason to expect a slow, staged rollout rather than a single ribbon cutting.

Why the Sequence Matters More Than the Store

It is tempting to read this as a simple convenience story: soon you won't have to drive as far for milk or a garden hose. That is true, and it matters. But the more interesting fact is the one hiding in the permit data and the shared access easement.

For years, this stretch of Daniels Parkway functioned like the edge of somewhere else. It served two large, fast-filling residential communities without carrying the retail infrastructure those communities actually generate. The nearly 5,000 permits pulled across Gateway and Lehigh Acres in a recent year were not a forecast. They were a fact on the ground that the retail market took a while to catch up to.

That is the real story of this corner. Not that a Publix is coming, but that the Publix is late, and being late is exactly what you would expect when the rooftops move faster than the retail follows them.
