On Oct. 14, crews at Southwest Florida International Airport set the last structural beam on the expanded terminal, and officials signed it before it went up. A week later, a Delta passenger walking in from the curb still heads for a temporary checkpoint inside Door 5, the same as in February.
Both things are true right now. If you live in Gateway and RSW is your home airport, everything that changes for your holiday travel this year changes at ground level. The building is still a long way off. The useful updates are a remote parking lot that only exists for one week, a set of new and returning nonstop flights, and a local restaurant you can reach without a boarding pass.
According to The News-Press, the Oct. 14 "topping out" marked the end of the structural phase for Terminal Expansion Project Phase 1. That's the north-side extension that will connect the three existing concourses and bring security screening together in one place. Concourse E hit the same milestone last December, with its own final beam placed Dec. 3, 2025.
Here's where each piece stands, using the Lee County Port Authority's numbers:
The scale explains the wait. Concourse E opens with 14 gates, which The News-Press says is a 50% increase in the airport's total gates, enough for 10,000 to 15,000 more passengers a day. The airport isn't overflowing yet. RSW handled 551,322 passengers in September 2026, up 0.2% from the year before, and year-to-date traffic through September was down 0.5%, according to the Port Authority's September statistics. The new space is meant for growth that hasn't arrived yet. Until it opens, the current terminal handles the holidays.
Since there's no opening date for the new checkpoint, the setup from earlier this year is what you'll see. A Port Authority advisory from Jan. 30, 2026 moved all Concourse C screening to a temporary checkpoint in the West Atrium inside Door 5 starting Feb. 5. Access through the East Atrium at Door 2 ended that day. The advisory names Delta, United and WestJet passengers as the ones affected and says Concourses B and D weren't changed. It also warns that getting to C may take a little extra time. Construction layouts change, so follow the signs on the day you fly.
Late flights have one more catch. RSW's TSA page says each checkpoint closes about 30 minutes before the last scheduled departure on its concourse and never stays open past midnight. If you're on the last flight out, that 30-minute cutoff matters more than how long the line is.
This is the biggest change Gateway travelers can actually use. The Port Authority is opening RSWRemote for the 2026 holiday, from Monday, Nov. 23 through Sunday, Nov. 29, for a flat $60 that you can't get back. You have to reserve and prepay before you arrive, and you'll show a QR code at the gate.
To see what $60 gets you, compare it with the airport's regular posted rates. The short-term garage is $4 an hour up to $28 a day, with the first 20 minutes free. Long-term parking is $2 an hour up to $14 a day. Here's how a trip covering the full Monday-to-Sunday holiday window works out at those daily maximums:
| Option | Posted rate | Seven days, Nov. 23–29 |
|---|---|---|
| Short-term garage | $28/day max | About $196 |
| Long-term lot | $14/day max | About $98 |
| RSWRemote | $60 flat, prepaid | $60 |
The airport notes that its prices can change, so check the parking page before you book.
The flat fee comes with three conditions:
For Gateway, the location is the best part. RSWRemote is at 11861 Regional Lane in the Skyplex area on the north side of airport property, across from the original air traffic control tower. The airport's directions start at Daniels Parkway at I-75 Exit 131, turn south onto Chamberlin Parkway, and give Paul J. Doherty Parkway and Skyplex Boulevard as other ways in. Daniels is already the road most of us use to reach the airport, so you never have to pull up to the terminal loop on the busiest travel week of the fall. Questions about the lot go to ABM Parking at 239-768-1818.
The terminal won't add gates this winter, but the route map is already changing. These come from the Port Authority's October 2026 route sheet, dated Oct. 1:
New nonstop service
Winter service returning in November
The sheet lists start months, not exact first-flight dates, and it says schedules can change without notice. Check with the airline before you build a holiday plan around one of these routes. For a household with family in Dayton or Seattle, a returning nonstop changes a Thanksgiving trip far more than a finished checkpoint would. Even with the buildout, the current terminal is handling more destinations this winter.
One terminal change is already open, and it came out of the construction. Gulfshore Business reports that Boat House Tiki Bar & Grill opened in the pre-security hallway leading to Concourse B. A Dunkin' and Beaches Travelmart closed in that spot in April as part of the expansion work. WINK News covered the opening too.
Because it's before security, you don't need a ticket to get in. You can meet arriving family there when a flight runs late, or have a meal with someone before they head to their gate. Boat House is a local brand that dates to 2014 and also runs a waterfront restaurant at Sweetwater Landing Marina in Fort Myers. It's a Southwest Florida name in an airport that's partly walled off by construction, and it's the one new thing inside the terminal that holiday travelers can use this year.
Living a few minutes from RSW is one of the quiet perks of a Gateway address, and I'll keep watching how the expansion affects our side of Daniels Parkway as it heads toward 2027. If you're thinking about how an airport this close fits into your next move, or you just want to compare notes on the buildout, I'd love to hear from you. Let's Connect with Alicia Lee.
